FIRST COLUMBIA FINALIZES LATEST PROJECT AT NEW YORK INTERNATIONAL PLAZA IN NEW WINDSOR, NY

The Grove at New Windsor, an $80 million, residential condominium development set to break ground at former Stewart military base

NEW WINDSOR, NY (July, 27 2006) — First Columbia, developer of New York International Plaza at Stewart Airport, and K. Hovnanian Homes, one of the nation’s largest publicly traded homebuilders, are proud to announce construction of The Grove at New Windsor will begin this Fall.

“We’re very excited to see this project underway. It’s another major step in our redevelopment of New York International Plaza into the premier corporate and residential address in Orange County,” said First Columbia Vice President Christopher Bette. “We selected K. Hovnanian as a partner because of their outstanding national reputation and their past experience in the Hudson Valley marketplace.”

The Grove at New Windsor, an $80 million complex of 275 residential condominiums, will overlook the Stewart Forest and offer homeowners a variety of amenities including a fitness center, swimming pool, tennis courts and walking path. The town homes will range in size from 1,450 to 2,200 square feet, with attached garages and up to three bedrooms and 2 ½ baths.

The Town of New Windsor, situated in New York’s historic Hudson Valley, offers spectacular amenities, from nearby shopping at Woodbury Common’s 200 outlet stores, to picnicking at popular Plum Point Park along the Hudson River, to recreational activities at the Mt. Airy Sports Complex.

“New Windsor is already a great place to live and work,” said town Supervisor George A. Green. “We are proud to work with First Columbia and K. Hovnanian Homes to make it even better.”

In addition to the Grove at New Windsor, several projects are currently underway at New York International Plaza. Most importantly, construction of a new interchange and highway connecting New York International Plaza and Stewart International Airport to I-84 and I-87 (NYS Thruway) is progressing as planned. When completed in the Fall of 2007, it will dramatically improve access to the area for residents, employees and commuters.

First Columbia is completing the planning process for the construction of two new Class A office buildings. The 60,000-square-foot office building at 424 Avenue of the Americas will cater to financial service firms, while the 20,000-square-foot building at 4 London Avenue will have office and retail suites available. First Columbia is also in discussions with national hotel operators to develop several of the New York International Plaza’s pre-approved sites.
